*THE NATHAN WENZEL TEAM AT HOWARD HANNA IS GROWING!*
We are looking for a client care coordinator/transaction coordinator to join our dynamic team as it expands.
The role is currently a full-time position with flexible hours and ability to work from home occasionally if desired, BUT must be willing to train in person in Brighton, NY and come in to the office at least 3 out of 5 days a week.
Primary responsibilities:
* Coordinate inspections, appraisals, and more (potential to accompany in person as the role evolves, as well, if desired by the applicant)
* Liaise between lenders, home inspectors, buyers, sellers, and attorneys during sale pending period via email (mostly) and sometimes phone/text - minimum of 1x/week contact during pending period
* Ensure terms and conditions of agreements are met - EX: follow up with seller or other agent to get receipts or photos of repair requests being completed, then distribute to all parties and get signatures regarding release of contingency
* Maintain great communication with clients, building relationships to encourage returning business
* Coordinate property closings in conjunction with attorney and mortgage; coordinate key drop off, request sign & lockbox removal in conjunction with other admins, order gifts
* Coordinate electric document signature in conjunction with licensed team members, if not licensed
* Check contracts for appropriate initials/signatures and all paperwork needed
* Send templated emails upon achievement of various contract deadlines
* Review of all included and excluded items in the sale - check personal property agreement against MLS
* Refer clients to vendors when needed
* Distribute copies of checks and paperwork to appropriate parties
* Schedule showings using Showingtime or phone/text; coordinate with buyers and agents on team; use Gmail calendar
* Ensure we have received either prequalification or POF
* Become familiar with CRM the team uses and check off tasks as they are accomplished
Personality type desired: Enthusiastic and personable.
Detail-oriented and able to follow a specific process while allowing for the natural variation of each transaction’s specific intricacies.
Valid real estate license preferred, but not required.
Prior experience in real estate would be great.
