This room contains a walk-out window that would allow person(s) to safely exit the basement level to the outside of the house in the event of an emergency.

Overall house The room is contained in the basement of a 2 bedroom home in the city of Rochester just bordering Brighton and Henrietta near Strong Hospital and the University of Rochester.
There is a shared driveway that requires tandem parking; and street parking as well.
The main floor of the home consists of the 2 bedrooms (occupied by someone else); and the main living room and kitchen.
***Lease Terms*** Monthly Rent: $900 plus 1/2 RGE + WiFi; lawn maintenance in summer is included; NO snow plowing or snow removal is included.
Parking Policy: One vehicle will be permitted in the tandem driveway.
All other vehicles will need to use street parking.
Lease Duration: Negotiable.
Default will be 1 year with 30 days notice to terminate.
