Basements, garages, ANYTHING for commercial use (Rochester)

Urgently looking for space to use for commercial business that I am willing to get creative with.
Looking for a clean space, in a decent neighborhood and would need to set up about 6 machines total (laundry but NOT A LAUNDROMAT).
